11.625% New York State sales tax is additional to all rates quoted.

All rooms are double occupancy. There is one king, one with two over-sized singles and six with queen beds. All rooms are the same rate. The eight rooms are very different with individual character and charm, but all offer the same amenities. (See “Rooms” for a list of amenities) All rooms are accessed by staircase. Our historic building does not have an elevator. Because we only have eight rooms, we encourage interested guests to reserve well in advance to avoid disappointment. Early high-season requests are treated as wait-listed until rooms are offered and paid for in March of the year.

Bookings are made on full payment only.

CANCELLATION POLICY

With more than two weeks notice of cancellation you will receive a 90% refund of your payment. IF YOU MUST CANCEL WITHIN 14 DAYS OF YOUR RESERVATION YOU WILL BE RESPONSIBLE FOR 100% OF THE RESERVATION UNLESS WE ARE ABLE TO RE-BOOK THE ROOM, in which event 90% will be refunded.

MINIMUM STAYS MAY APPLY

In most cases, weekends in high-season are three night minimums; off-season weekends require two nights.

Hampton Classic Week is a one-week minimum.

Single nights are often available during summer weekdays and off-season.

Please call for specifics, but be aware Memorial Day through late September is substantially spoken for by the end of March.
